TERMS AND CONDITIONS
THE CONTRACT
Dream's Mallorca with Legal domicile in Avenida
Joan Servera Camps, 15B P.C. 07560 of Cala Millor, belonging to the Municipal Term of Son Servera, in the Balearic Islands.
From now Dream's Mallorca acts like intermediary between the respective owners of the houses and the clients.
With the assertion of the reservation Dream's Majorca offers to the client a definitive contract.
The reservation can be made by writing, e-mail, phone, or by fax.
Dream's Mallorca will confirm the definitive reservation by e-mail or by fax. We understand that at the moment of confirming the Reservation with us, the client has Read and Accepted
The General Terms and conditions of the Contract of Dream's Mallorca. Both parts recognize after themselves mutually the aptitude
to hire and to put under an obligation to celebrate the present contract.
PAYMENTS
After closing the contract and after receiving the assertion of the client, this
one will have to pay 25 % of the entire amount by bank transfer like initial payment and as a deposit. Normally we give a term
of 3 days to do the bank transfer and for to send us the copy of the same one by fax or by e-mail.
The remaining amount will have to be full at least 30 days before the day of arrival.
When between the closing of the contract and the arrival of the clients
here are less than 40 days, the entire amount will have to be paid in the course of 3 days and also by transfer bank.
If this amount or the deposit has not been paid, the client has not any right and Dream's Mallorca is not forced to give him
his services.
The reservation will not be effective until we receive by e-mail or by fax the voucher of the payment authorization
of the transfer bank.
If you want to make your payment by credit card ( Visa, Master Card, Maestro,...) will cost an additional
1% on the total cost of your booking. In this case you will need to sign an authorization ,
that previously we will send you , with your Credit Card Details authorizing to us to draw of your bank account the 25% when you
reserve, within 3 days and the Rest of the payment 4 weeks before your arrival.
THE HOUSE
The rented house can be used exclusively for the maximum number of persons already
mentioned in the confirmation of the reservation. In the opposite case, Dream's Mallorca has right to cancel the contract immediately.
Arrival and departure time for the clients in the houses will be:
Entry at 15:00 h
Departure : at 10:00 h
In no case this schedule will be changed without previous consultation.
PETS
To bring pets is possible only in the houses in which description it’s allowed or previous consultation and only when the animal has been reserved in advance and the reservation has been confirmed. The pets must have its vaccination record, have an insurance and thong.
In case are allowed to bring animals into a house, then a deposit will be required to pay in case any damages to property during your stay (+150 € in cash).
Repayable in full on the day of departure if everything is in order.
CONDITIONS
The conditions include exclusively the conditions concentrated on the descriptions
of Dream's Mallorca that they are on the web page www.dreamsmallorca.com.
The descriptions and prices of the web site come into force when Dream's Mallorca confirms a reservation.
DESCRIPTIONS
The descriptions and the information written in our Web have been done by a member
of the personnel who has visited personally the house and they are realized honestly. It is possible that there could be some
changes in the facilities, done by the owner without our knowledge.
In this case we will struggle to inform you about these changes once we know it, but this can’t declare itself Dream's Mallorca
responsible for any of the inaccuracies which are beyond our control.
Google links on our Internet homepage are approximate and not give the exact location of the houses, because of safety of them.
The water and the provisions of electricity are not
often so trustworthy as in other European countries, the source interruptions happen due to diverse causes as rains, wind...,
we cannot be declared responsible for these risks or for any other lack beyond our reasonable control.
The objects and furniture are thought exclusively with an intention: use and enjoyment during your stay, also, will be
considered like normal the characteristics of construction and furniture inside the houses, without coinciding particularly
with the standards of the clients independently of the origin places.
DAMAGES
In case of producing some damage in the property, the client will have to communicate it immediately to Dream's Mallorca, as well as you will have to pay the necessary amount to the owner or person responsible for the keys to fix or to repair the caused damage.
The repair will be done during your stay and before your departure.
ENVIRONMENTAL PROTECTION
Dream's Mallorca is actively involved with the Environmental Protection and informs all its customers will have to follow the current regulations on the Environment of the Balearic Islands in General and shall take special care in compliance with respect to lighting of Barbeques, Natural Parks, ANE, Coastal Law, Noise and nuisance ... etc. in Particular.
In no case be held responsible to Dream's Mallorca for the breach of the laws on the Environment by customers and/or third parties.
COMPLAINS
If you have a complaint during your holidays, please communicate this immediately to DREAM'S MALLORCA and we will try to solve the problem as soon as possible. IF YOU DO NOT CONTACT WITH US IN OUR RELEASED PHONE +34 652 55 80 85 AND EXPLAIN THE PROBLEM TO US, YOU WILL LOSE YOUR RIGHTS TO ANY POSSIBLE CLAIM.
Dream’s Mallorca not be liable for a subsequent claim when there is not any complaint made by you when you occupy the house or during your stay and always before your departure.

SERVICES OFFERED
1. Information and Customer Service:
In our office in Avenida Joan Servera Camps, 15 B with CP 07,560 of Cala Millor and our office telephone: +34 971 587 621 and in our 24 hour emergency telephone: +34 652 55 80 85 in addition to our e-mail: info@dreamsmallorca.com.
2. Collection and delivery of the keys to the customers.
3. In the houses where it is specified:
laundry service of Towels and linen, clean service and maintenance of pools and outsides in general.
CANCELLATIONS
Should you wish to cancel your booking once it has been confirmed we need a written
notification by fax or email.
Cancellation fees for PERIOD BEFORE DEPARTURE DURING WHICH TIME NOTIFICATION IS RECEIVED:
- More than 90 days from arrival date: 30% of total price.
- More than 30 days up to 90 days from arrival date : 60% of total price.
- 30 days or less : 100% of total price.
If you cancel or change your booking a administration fee of 60 € will be charged in addition to above cancellation fees.
In the unlikely event that we have to cancel your booking due to circumstances beyond our control, we will offer you a
accommodation of a similar or higher standard, subject to availability. If the available alternatives are not acceptable to you
we will refund in full the cost of the accomadation.
We reserve the right to cancel your booking under the following circumstances:
If the client or one of the persons within the group or family conciously damage the house or the facilities of the house.
In this case the remaining rental price will not be refunded.
If the deposit or full balance is not paid by the required date and no answer is received after sending a reminder
with a fixed deadline.
FORCE MAJEURE
This means that we will not pay any compensation to the client if we have to cancel or change his reservation when the circumstances that cause the above mentioned cancellation stem from war, terrorism, disturbances, terrorist activity, the natural or nuclear disaster, fire, flood, adverse weather or any another circumstance that could be considered to be a Force Majeure.
In this case we will refund the amount you paid for your reservation deducting the cost of returning in addition to the management and administration costs, for an amount, the latter, of 60 €.
BUILDING WORKS
The building works in the exterior and resultant noise can happen in any moment
of the year in an adjacent or next property and/or a ground. If these building works are affecting to your holidays, please
communicate it to us immediately. This is obviously beyond our control, but we will do an effort to stop the work if it is possible.
Alternatively, if this is not possible we will offer you another accommodation in the same or higher standard in accordance
with availability.
If unfortunately we do not receive the previous communication about when these works will begin, and like these ones are
realized for persons on which we do not have any control, we will do our biggest effort to limit to the minimum any unsuitability
in your holidays. We will consider this a cause of “Force majeure“ and consequently we do not accept any responsibility and we
will not pay any compensation or indemnification.
The owners or personnel of maintenance reserve the right to visit the accommodation to tackle the necessary repairs so much
inside as in the exterior, maintenance, cleanliness of the swimming pool and care of the gardens and maintenance in general.
Always, of course, trying to bother you the least possible during your stay.
LIABILITY
All the actions inside the facilities during the stay in the house or property
are under your responsibility and risk, no compensation can be demanded. The claims must be arranged directly with Dream's Majorca.
For any type of legal activity that will exist or intervene, the jurisdiction place is Manacor.
CONFIDENTIALITY
We inform you that the CLIENTS' File of DREAM'S MALLORCA, where all the
information is kept, obey with all the control measures that guarantee the confidentiality and safety of the treatment of
the information therefore we guarantee the most absolute safety of the information that the clients facilitate us. In accordance
with the established in the Law 15/1999, of December 13, of Protection of Information of Personal Character, we inform you
that all the information that it should facilitate to us will be included in the automated file named CONTACT,
FORMULARY RENT- SALE of which is responsible Dream's Mallorca., with domicile to administrative effects in
Avenida Joan Servera Camps, 15 B - 07560 Cala Millor (Balearic Islands).
On having facilitated his information to us, the client declares Dream's Mallorca that they are truthful, as his knowledge.
The client, and in his case who represents it, will be able to exercise the rights of access, rectification, opposition and
cancellation by e-mail directed to: info@dreamsmallorca.com or by written and signed letter to DREAM'S MALLORCA,
Avenida Joan Servera Camps, 15 B – 07560 Cala Millor (Balearic Islands). The above mentioned request will have to contain
the following information: name and surnames of the client, domicile to notifications effects, photocopy of the identity card
or passport, and causes of the request.
